Will the bubble burst? Will the balloon pop? It’s a very slow leak right now. Mortgage interest rates are not coming down to a needed level(below 6%) to move the market before the end of 2026. Supply here in our target areas has not increased enough yet to start a price decline but we have experienced the beginning of a slow down. Market time and inventory have doubled since April yet both are still very low. It is safe to say that demand will outpace supply in the distant future.

For the first time EVER in the US the over 65 population is greater than the 5 and under population and for the first time in many generations we have negative migration. No matter what, next year(pop) or down the road(slow leak) there will be more demand than supply and prices will flatten or drop. This has started to happen in most of the regions of our country that saw intense development over the last 10 years. It will spread across the all regions slowly but surely. Slow leak for now.
